Most private lenders max out at 65% loan-to-value. Some will go up to 70% LTV. A few will go up to 75% LTV for multifamily properties in prime locations. The maximum LTV may be lower than 60% for specialty property types such as hotels, assisted living, gas stations, etc. For value-add projects, some lenders will fund up to 80% of the purchase price and 100% of the renovation budget.
