Since high school I had a dream of owning real estate and having a portfolio that produced monthly cash flow. After graduating from college I started to gain a lot of experience in real estate but it wasn't until I dove into the world of private capital and financing that things really started to pick up. In this video I talk about the importance of having access to capital and the ability to borrow.

There are qualified mortgages, non-qualified mortgages, seller financing and private capital. You have short term debt, long term debt, hard money loans, bridge loans and more. Be mindful, financing in 1st lien position on the property will only get you so far. Which is why gap funds, also known as "gray money", is critical.

Something I realized recently... Every investor that uses financing is also using gap funds or private capital. Whether it's their own money, funds from a friend or family member, or capital from a business partner or associate.

A lot of us are told to go find a deal and the rest will take care of itself. Most of us then actually go and try it. As if the money will just magically appear. Well, finding a good investment opportunity will only get you so far. Especially if your intention is to buy and keep properties for the long run.
